Tenancy and Estates Team


Our aim is to ensure that residents are able to benefit from the quiet enjoyment of their home and to ensure a courteous and efficient housing service. The Team also provide development services for tenant participation and involvement. This recognises the valuable contribution made by our tenants in delivering the service.

There are dedicated Tenancy Officers who cover a 250sq mile area of the district.  This includes Newark in the east, to Blidworth in the west.

The role of the team is to visit new tenants after they move in to their home and explain to them the conditions of their tenancy, what services we provide and what is expected of them.

Newark and Sherwood Homes plays a key role in providing housing in the Newark and Sherwood area to people in housing need. A few people abuse this by renting out the property provided to them. These people when renting out their property often charge higher rents and claim benefits they are not entitled to. This is housing fraud and will not be tolerated.

The Tenancy and Estates Team  is committed to identifying those illegally renting out their property.

We have agreed a set of actions aimed at targeting this problem:

  • Posters and leaflets available in all Newark and Sherwood Homes’ offices highlighting the problem and requesting information from customers about subletting of properties.
  • Newark and Sherwood Homes are part of the National Fraud Initiative. This is a scheme set up by the Audit Commission whereby social housing providers enter details of their tenants and this allows landlords to identify those with more than one tenancy.
  • A rolling programme of annual tenancy audits to ensure tenants of Newark and Sherwood District Council are living at the property.
  • Newark and Sherwood Homes are encouraging customers to let them know of any housing fraud, and offering a reward of £250 if properties are repossessed following successful court action.
  • Introduced the practice of taking photos of new tenants when they sign up for their property.

The team strives to ensure that tenants are able to live in their home without fear of anti social behaviour from neighbours.  We appreciate that problems can and do occur and need to be dealt with quickly and decisively.

If necessary enforcement action is taken against those who break their tenancy agreement. There are a series of written warnings and notices issued to explain the problem and the actions required to resolve the problem. If these requests are not complied with, court action may be taken which could result in a tenant losing the right to occupy their home. We work in partnership with the Police, Social Services, Probation and other statutory agencies along with other landlords, tenants associations and monitoring groups.
